I was a customer of J & D Investments for over nine months, and my experience started well and declined badly. Mr Yankasky is certainly very approachable and very friendly, but I started noticing repair and maintenance bills on the properties he managed. When I asked about these, Mr Yankasky could not furnish me with any receipts (apparently the work was done in house) but as these repair bills mounted up, I started to get concerned that the work was actually being done. Having spoken to various tenants, alarm bells started to ring when they confirmed that the work had not been done. For example, I was charged over $700 for bug spray in one property, yet the tenants never requested it and there was no sign that it was ever done. I could not get any receipts or proof from Mr Yankasky, and it really was just his word against the tenants. I had to believe the tenants. The tenants went on to say that they did have other repairs and requests, but it took ages (and was rare) for the work ever to be done. As a result, I and other investors known to me, have had a high tenant turnover – as who wants to pay rent for a house – for example – with no heating? If that was not bad enough, rents were never paid on time, sometimes being as late as three months. And then things got even worse, when rents stopped being paid altogether. I calculate that I am owed around $2,000 in unpaid rent, and if you include the repairs that I believer were never done, my losses are around $3,000 now. I stopped using Mr Yankasky in February 2012. Mr Yankasky has refused to even discuss my claim, even though his own rental statements do not match the deposits in my bank! Mr Yankasky is very friendly, very approchable, and does go above and beyond : but for himself, not for tenants and not for the landlord. I would advise any tenant or landlord, to utilise his services with extreme caution.
